Christmas Out Of Hours Property Maintenance

As the festive season draws near, we’d like to remind our tenants of the process for reporting and identifying any maintenance issues.

At VitalSpace, your family’s safety and peace of mind remain our priority. Even as our team pauses for the festive break, we’ve made sure you can still report any property maintenance over christmas and understand exactly what to do in an emergency. Please take a moment to check our Christmas opening hours and the procedures in place for logging maintenance requests throughout the holiday period and into the New Year.

Reporting Maintenance Online

Our online maintenance platform is available 24/7 for you to report any issues with your property. Please note that all maintenance requests will be reviewed and responded to during our opening hours. When logging a request, we kindly ask that you provide as much detail as possible, along with clear photographs, to help our team and contractors assess and resolve the issue efficiently.
Report A Maintenance Issue
To submit a maintenance report, please kindly visit our online maintenance portal. If you’re having trouble logging in or need assistance, please contact our lettings office on 0161 747 7807 during working hours. For any emergencies over The Christmas Period between the 25.12.2025 – 05.01.2026 please contact our team of emergency contractors as outlined below who will assist where possible with your property related issue.

Do you smell gas?

Please phone Cadent straight away to report this and they will attend, free of charge to investigate – 0800 111 999.

Leaks

If this is coming from the above apartment, in the first instance please try and speak with the residents of that apartment or contact the caretaker/building management, if the leak is within your property please isolate this by turning off your water at the stop tap and then phone the plumber.

No Hot Water

If your boiler has a booster button please use this to see if hot water will come through for the short term and report this by calling the above number. We will contact an engineer to attend, however please be aware that this may not be the same day.

No Water

Please check with your neighbours to see if they have any issues with no water or check United Utilities website for any issues within the area. Should you have just moved into a property please check that your stop tap is turned on, the stop tap is normally found either under the kitchen sink or in the boiler cupboard.

No Heating

Please check all heaters to see if all are not working or if only one heater, please try replacing the fuse (if possible). We will instruct an engineer to attend to assess the issue and repair if possible, however please be aware that this may not be the same day.

No Electric

Please check the fuse box to see if this has tripped, also please unplug all appliances and then plug each item in to see if there is a certain appliance or plug that has tripped, if this is the case please report to us the appliance that is causing the issue.

Lost Keys or locked out of the property

Fingers crossed you won’t find yourself locked out of your home over the festive period. If you do, or your lock breaks and you have no access to your property, please contact, Mann Maintenance, 07787740941 and he will change the locks for you at your cost.

Break ins

In the first instance please contact the police to report this.

Roof Leaks

Please ensure that that any water is caught within a bucket or similar vessel to prevent any damage to the property. Please contact our roofer Antony on 07966740833 out of hours. If you are in an apartment block, please report the issue to the block management company who are responsible for the external maintenance.

White goods

Please note that broken white goods (fridge, freezer, washing machine oven & hob) are not considered an emergency. If the user manual does not help you resolve the issue, please log general maintenance such as this via the fault reporting facility on the website. If you do not have a manual, please search for this via the manufacturer’s website with the make/model number.
