Marketing

Once you have instructed VitalSpace to market your property, we will prepare a high quality sales brochure, window displays and begin promoting your property through major property portals, in the local press and via social media. At VitalSpace, we pride ourselves on our enhanced marketing to provide your property with the best chance of obtaining a sale. We recognise that properties often require different marketing strategies, so we use cutting edge techniques, alongside more traditional methods, to help your property achieve its potential. myProperty

Sellers have been demanding transparency and better communication from estate agents for years. At VitalSpace, we are dedicated to providing a high level of customer service and have been working hard to create an easy way for our clients to check the progress of their property. When selling your property with us, our client have access to their own client login – ‘My Property’. You can review information about your property and marketing 24 hours a day, 7 days a week. Feedback, viewings and offers are all available at the touch of a button. Of course we will still keep in contact via regular telephone updates and activity reports but this is just another extra to our service.

Fees

At VitalSpace, we like to keep things easy. Our selling fee is always structured on a fixed fee basis with no charges if you don’t move. The ultimate No Sale No Fee arrangement. Even if we find a buyer and you can’t find a home to move to, there is no cost to yourself. Considering the quality of our property marketing and the award winning service, our fees are on average still 25% lower than other local agents. You can also withdraw or change agents at any time if not satisfied with the service provided – no minimum tie in period. All upfront reports including your energy performance certificate are carried out by us with no charge to yourself.

Accompanied Viewings

We offer accompanied viewings 7 days a week carried out by one of our experienced staff who are specialists in your local market. Our research shows that people identify better with a new property if they do not associate it with the current occupants. Viewers want to imagine how they would live there, use the space, make changes, elements which are difficult if they are being shown round by the current occupiers. People are much more comfortable asking an agent about the property, than asking the current occupants. VitalSpace provide the viewers a chance to offer feedback from all viewings allowing our team to obtain an understanding of their thoughts on any property we are marketing.

Offers

Receiving an offer for your property is an exciting moment. At this point the help and support of VitalSpace will be critical. With some properties going to ‘best and final offer’ or even sealed bids, it is important that this stage is handled carefully, fairly and ethically.

Solicitors / Conveyancing

When you accept an offer on your property, you and the purchaser should each appoint a solicitor to handle the transaction. A solicitors job is to take care of all legal aspects of the transaction. Both parties will be sent a Notification of Sale from the Estate Agent confirming the price agreed, any special conditions negotiated and the names and addresses of both solicitors. Selecting a solicitor is an important decision as choosing a proactive firm who communicate well with all parties during the sale process is essential. Removal Companies

At VitalSpace, we aim to make the process of moving home as simple and as stress free as possible. For this reason we have partnered with TXM, a Manchester based professional removals company, who will ensure you and your possessions are taken care of on that all important day of moving. This partnership gives VitalSpace clients access to a wide range of professional removal services under one roof, including tailored packing solutions and local storage whilst providing greater control and flexibility. Dedicated sales progression

Some Estate Agents think that once a purchaser has been found, their work is complete. At VitalSpace we employ dedicated sales progressor’s. Our progression staff will hold your hand through this essential part of the selling process which begins with the offer being accepted and continues right through the legal proceedings until the exchange of contracts and completion. With the assistance of our team we can prevent sales being lost and provide adequate communication with surveyors or solicitors. Our dedicated staff are trained to identify potential conveyancing difficulties before they arise by spending 100% of their time working on your property transaction to ensure successful outcome.

Exchange of contracts

At this stage the purchasers solicitor is happy with the outcome of the survey and be satisfied with all replies to enquires raised. The formal mortgage will have been granted and the buyers will have send deposit funds to their solicitors bank account. Your solicitor will agree a completion date with all parties and then exchange contracts.

Completion

We’re nearly there – This is where you finally hand over the keys to your property and all title deeds for your property are given to the purchasers. The buyer’s mortgage lender now releases the monies to your solicitor and the property is legally sold. If you are involved in a chain, it can sometimes take until mid-afternoon for the monies to clear into your solicitor’s account.
