Why Urmston is becoming a property hotspot?

Located six miles to the southwest of the heart of Manchester City Centre, Urmston is considered one of the leading urban areas in Trafford. The arrival of the railway in the late 1800s transformed the area into a location enjoyed by the middle classes. In recent times, the south of Manchester has developed a growth in demand and development and Urmston is becoming the property hotspot in the south of Manchester. You only have to take a walk around the town centre of Urmston and see the changes that have occurred in the local area. The area has long been synonymous with shopping thanks to the presence of the Trafford Centre, but this was something that benefited people coming great distances as much as local people.

The town centre has been significantly improved

The most recent developments in Urmston have helped foster a strong community spirit and the general feel and mood of the area is far more positive and optimistic than it has been for some time. The addition of coffee houses has helped create a more continental feel to Urmston, fitting in better with the modern lifestyle and how people are looking to spend their social time. There is also the Urmston Market which takes place on Tuesday, Fridays and Saturdays, which adds a sense of panache to the local area, while the recently developed Eden Square shopping complex provides convenience for many local workers and shoppers. From traditional bars serving a warm welcome to the latest in craft beer specialist venues, such as the Prairie Schooner in Flixton Road, Urmston is able to offer something for everyone when it comes to socialising. Flixton Road is also the place to be for some of the finest restaurants in Urmston, including Adrak, Blue Raj, La Torre and Danitos. Station Road is also a popular choice for diners with the Italian Job, and Grill at 27 providing high quality options.

Significant money is being invested in Urmston

An example of the money that is being spent on upgrading Urmston town centre and what it offers to locals can be seen in the £550,000 being invested in the Champs Sports Bar and Grill. In June of this year, Punch, a pub operator working across the country, announced plans that their new bar will bring 30 jobs to the area and will see significant investment made in redeveloping the venue. This is indicative of the money that is being spent on individual units in Urmston as developers and businesses realise the potential of the area.

This upward trend in Urmston isn’t just seen on streets or in anecdotal views; there is evidence which suggests that Urmston is on the rise. In March of 2015, the average property price in Urmston stood at £197,100 and by March of 2016, the average property price in the area stood at £205,462. This represents a rise of 4%, a year on year improvement that many investors would appreciate.

One bedroom properties offer an expected rental yield of 6.78% and two bedroom properties offer an expected rental yield of 5.7%. With most advisors recommending a return of above 4% to be suitable for most investors, buying property in Urmston provides an opportunity to make a strong return on any money invested.

Urmston offers good transport links

Via Junctions 9 and 10 of the M60, Urmston is connected to Greater Manchester, making it easy for commuters and shoppers to head into the heart of the city. There are also three railway stations in the wider Urmston area, with Urmston Station being located in the town centre. While there is an increasing focus on what Urmston town centre has to offer, it is easy to see that the range of commuting options to Manchester and Liverpool are of benefit to the local population. While the Eden Square development is the leading project to have been undertaken in Urmston, the redevelopment of the town centre is ongoing. A number of Edwardian and Victorian buildings in the area have been refurbished and occupied by businesses and The Urmston Partnership is working on many projects that will boost the local community.
