Office Closure - Monday 19th September 2022

At VitalSpace Estate Agents, we are all deeply saddened by the passing of Her Majesty Queen Elizabeth II.
As our longest reigning monarch, she will be remembered for her strength, leadership, and her dedicated lifetime of service.
To honour the reign of the Queen, and show our respect for this significant moment, our office will be closed on Monday 19th September for The Queen’s Funeral.
We extend our heartfelt sympathy to His Majesty The King, The Royal Family and all those whose lives she touched.
Our office will open as normal on Tuesday 20th September 2022.
Need help whilst we are closed
If you are one of our fully managed tenants, in the case of emergency while our office is closed, you should report your emergency via our online reporting system in the normal way.
If your issue is an emergency and our office is closed. we would encourage you to arrange a suitable contractor to resolve your issue. Initially you will be responsible for settling any costs and it would then be down to the discretion of the landlord as to whether they reimburse you.
What is an emergency?
If you have a smell of gas, please call Transco – 0800 111 9999
If you have a power cut, please call Electricity North West – 0800 195 4141
If you have an issue with the water supply, please call United Utilities – 0345 672 3723
Only threats to the property which require immediate action are considered emergencies. For example:
Gas Leak – If you can smell gas or think there is a leak, call Transco as above.
Water & Sewage Leaks – These are deemed an emergency if they are either internal flooding from failed plumbing where the leak cannot be contained, a leak which is penetrating electrical fittings or the loss of all WCs at the property.
What is not an immediate emergency?
Central heating and hot water supply failures are not considered an emergency. In the event of these systems failing, please contact the office the next working day. However, if either of these do fail over the days we are closed, please contact an out of hours plumber as detailed.
If your heating has failed, you may be able to use the electric immersion water heater if you have one. Check that the heating failure is not caused by local electricity or gas problems, the oil tank being empty or by incorrect setting of the programmer/thermostat.
