Manchester enters Tier 4
Buying, selling and letting activities can continue during tier 4.

Today, the prime minster has announced that from the 31st December 2020, Manchester will join the toughest tier of covid restrictions until further notice. We would like to reassure our clients that the property market remains open and we’re still here to help with all your property needs.
Under tier 4 rules, non-essential shops, beauty salons and hairdressers must close, and people are limited to meeting in a public outdoor place with their household, or one other person.
After reviewing the tier 4 guidelines for Estate Agents, the government has announced that buying, selling and letting activities can continue providing we follow the national guidance on moving home, which includes advice on social distancing and wearing a face covering.
What does this mean for the housing market?
Following a review of the tier system, homeowners and tenants in England are still able to move in all tiers. Estate agents, tradespeople and removal firms are allowed to continue operating by going inside homes. And other professionals in the property industry, such as conveyancers, are also still able to work.
The government has published specific guidance for home movers in tier 4 locations. Their official advice states:
“You can still move home. People outside your household or support bubble should not help with moving house unless absolutely necessary.
“Estate and letting agents and removals firms can continue to work. If you are looking to move, you can go to property viewings.
“Follow the national guidance on moving home safely, which includes advice on social distancing and wearing a face covering.”
Initial viewings should be done virtually wherever possible, and members of the public who are visiting our office or viewing a property should wear a suitable face covering. When viewing properties in person, you should avoid touching surfaces wherever possible, wash your hands regularly and/or use hand sanitiser.The government has also stated that it is advisable to postpone non-essential inspections or viewings of properties at this time.
These new rules could be in place for several months as the government tries to bring the new variant of COVID-19 under control.
Strong activity continues
Despite this rollercoaster year, buyer demand has continued despite the COVID-19 restrictions. Activity in the housing market is significantly stronger than expected for this time of year and we expect this property boom to continue into 2021 despite the ever increasing restrictions in place.
