House prices Vs Football Stadiums
Manchester City may have topped the Premier League this year, but when it comes to property prices, the red side of Manchester wins the prize.
A league of “property price football grounds” has been created across the country, based on property prices around the club’s stadiums. This report takes figures from the Land Registry between 2012 and 2014, we can reveal house values in the same postcodes as all 20 Premier League grounds.
People who live in the same postcode area as Manchester United’s ground – Old Trafford have an average house price of £188,285 – around £45,000 more than their ‘noisy blue neighbours’ – according to an M.E.N report. Over in east Manchester, a home near the Etihad Stadium is worth £141,843 on average.
It won’t come as a surprise with the booming London housing market to hear that Chelsea and QPR had grounds in the most expensive postcodes in the Premier League. They were followed by Arsenal, Crystal Palace and then West Ham United.
Manchester United were next at number six. The average house price in Old Trafford’s postcode – M16 – is £188, 285. Those living within a stone’s throw of Manchester City’s ground – in the M11 postcode – could expect an average of £141, 843.
The value of homes located near to Premier League football stadiums is rising at double the national rate, research has found. Over the last decade house prices near the 20 clubs kicking off this season in the top flight has jumped by £353 a week on average, according to Halifax bank.
Craig McKinlay, mortgage director at Halifax, said: “The boost to property prices in these areas partly reflects the local regeneration that typically takes place alongside the building of modern sporting arenas, including improved transport links.
The area of North Manchester home to Manchester City has seen average values rising around the Etihad Stadium by 259% over the last ten years.
