As you are all aware, the lifting of the remaining Covid-19 restrictions has now commenced and several of our clients have asked if we intend to make any changes to our company policy.
As a small independently run business, we feel it is our duty to ensure that our standards remain at the highest possible level; this is something that we take very seriously. Many of our clients are still not fully vaccinated, so reducing the transmission of the virus is still very much a priority. People visiting our properties may still be contagious without knowing and this can be easily spread.
Therefore, from the 19th July our standard procedures and company policies will remain unchanged. To protect our staff, our families and also yourselves, we ask that you continue to wear a face mask on all appointments, and where possible adhere to social distancing. Our office will continue to operate a closed-door, appointment only policy, therefore if you do not have an appointment, please call us on 01617477807 to discuss any of your property requirements.

Following the latest Ministry of Housing advice surrounding moving house during the national COVID-19 lockdown, we can confirm that we are able to conduct viewings and property valuations.
While estate agents can now visit properties in order to take photos and videos, and prospective buyers are able to visit different properties for viewing, it is absolutely essential that we all put health and safety first. It’s of paramount importance to the team here at VitalSpace that we do our part to keep everyone we work with safe, healthy and protected.
The first thing that everybody involved with viewing property and moving house should do is to stay up to date with all the relevant government advice as all appointments will be carried out inline with these guidelines taking all necessary precautions.
We recommend that in the first instance prospective purchasers and tenants take advantage of our virtual and video tours prior to viewing in person.
The government has amended the coronavirus (Covid-19) regulations to make clear that people who wish to move home can do so. This guidance provides important public health information to ensure that moving home and key activities around this, such as viewing property, can happen safely. We ask you to please read this carefully.
What the VitalSpace team are doing to help
- Mask and glove protection.
- Hand sanitiser before and after entering any property.
- Strict procedures whilst inside properties (further information below).
- Safe social distancing at all times.
Viewing During Covid-19
- We politely ask potential buyers not to touch surfaces within the property – including opening doors, kitchen cupboards and light switches. This should be asked of by the seller or agents at the time.
- No more than two households to view a property at any time – (Our agent counts as one household)
- To protect themselves by wearing gloves and a mask.
- Only two adults from the same household permitted to view at the same time. Children under the age of 18 are not allowed to view at the current time.
If buyers would prefer not to spend time discussing matters at the property, we can telephone following the appointment to discuss via over the phone.
Sellers of occupied properties
- All doors providing access are to be left open, including the back door for access to the garden, garage door etc.
- Before and after a viewing has taken place, sellers are asked to please spray all door handles, banisters, kitchen surfaces with an antibacterial spray, anywhere a potential buyer may have touched by accident.
- Owners of the property are asked to vacate whilst VitalSpace conduct the viewings.
Sellers of vacant properties
- The team at VitalSpace Estate Agents will continue to offer the service of accompanied viewings 7 days a week.
- We will arrive with protective equipment to include gloves and a mask, along with using hand sanitiser before and after entering a property.
- We will request buyers follow the below guidance.
Valuations
- A member of our team will arrive with protective equipment to include gloves and a mask, along with using hand sanitiser before and after entering a property.
- Our team will practice safe social distancing at all times.
