Tenant Find Service

This option will provide you will a referenced tenant and all legal paperwork

  • Place a ‘To Let’ board outside the property
  • Creation of the property with full colour particulars
  • Advertisements on all major web and property portals
  • Accompanied viewings of the property
  • Identification of a suitable tenant
  • Interviewing, obtaining credit, employer and landlord references
  • Production of the legal tenancy agreement
  • Production of a detailed photographic inventory
  • Collecting the first month’s rent and deposit
  • Move in of the tenant(s) and handover of the property

Full Management Service

In addition to all the items included in our tenant find service, our management package offers many additional benefits, including:-

  • Collect the rent on a monthly basis
  • Conduct full property inspection during the tenancy
  • Coordinate necessary maintenance repairs
  • Register the Tenant’s security deposit
  • Issue monthly rental account statements
  • Move out of the tenant(s) and hand back of the property
  • Arrange and agree any dilapidations with tenant(s)
  • 24 hour call out service with trusted workmen

Ultimate Property Management

Economic times have led to more and more landlords needing to protect their rental property income. Even the best tenants can find their circumstances changing, resulting in them being unable to meet their rental commitments.

VitalSpace have partnered with a leading insurance company to offer an innovative rent guarantee policy specifically tailored to the needs of our landlords. We protect our landlords from any loss of income by providing comprehensive rent guarantee and legal expenses cover. We call this ‘Ultimate property management’.

Our Ultimate property management package includes cover that acts as a safeguard should your tenant(s) be unable to pay the rent. By opting into Ultimate property management, you are protected against missed rental payments and any legal expenses should you need to evict the tenant(s).

In addition to our Full Management Service, this package includes:-

  • Rental guarantee with a zero excess policy
  • Rent payable until vacant possession (claims limit of £50,000)
  • Cover limit of £2,500 rent per calendar month
  • Legal cover in respect of the repossession (claims limit of £100,000)
  • Professional court attendance on your behalf
