Ending Your Tenancy – Notice To Quit
Both Landlords and tenants must follow the correct process to end a tenancy agreement. When a property is managed by VitalSpace, you must request to end a tenancy agreement by completing the Notice To Quit form found below.
If you wish to vacate a property held on either a fixed or periodic tenancy agreement, you should provide the landlord and agent with as much notice as possible. This notice should be 2 months’ notice on a fixed term tenancy agreement and one calendar months’ notice from the rent due date on a periodic tenancy agreement.
Once you complete the Notice To Quit form below, approval of the tenancy termination date will be provided in writing to officially confirm the vacation date. Once confirmed, the property will be placed back onto the market, and you will be asked for mutually convenient dates for access to carry out viewings.
To enable our accounts department to return your deposit, we would be grateful if you could provide your forwarding address and bank details.
Return Of Keys
All sets of keys must be returned to the VitalSpace office in Urmston by 15:00 on the final day of your tenancy along with any parking fobs and permits where applicable. You will have no further access to the property once the keys have been returned.
Return Of Deposit
Within 48 hours of the keys being returned, VitalSpace will complete a check out report to confirm the condition of the property and its contents, comparing against the ingoing inventory to enable us to return your deposit. We will notify you of any proposed deductions and associated costings from your deposit within 7 days. We will also notify all utility providers and the local council of your vacation date and provide all relevant parties with the up-to-date meter readings.
