ECCLES AREA GUIDE
Eccles Estate Agents Less than 4 miles from the heart of Manchester and less than 3 miles from Salford, Eccles is a place that is sometimes overlooked in relation to the larger areas that are found close by. It would be wrong to dismiss Eccles though and if you’re looking for an area that allows you to enjoy the benefits of Manchester without having to pay city centre prices, you are in luck.
Like most of the local area, Eccles was transformed by the Industrial Revolution, with a textile industry being set up in the town. Eccles is also well known for the cake which takes its name from the town. This cake was first produced in 1793, selling initially to locals but it is now known around the world.
Eccles offers a good quality of life
The statistics surrounding everyday life and local residents are pleasing for Eccles. The crime rate levels are below the average findings for Manchester and the education results are higher than the Salford average. There is also the fact that the adult population holds more qualifications, on average, than the city. Unemployment levels are below the local average although people tend to work longer hours, which can be seen as a positive or a negative, depending on your viewpoint.
When examining the local property market, Eccles Estate Agents take as much information in from as many sources as possible. One leading property specialist claims that the property prices in Eccles have risen by 40% in the past 12 months. The company stated that the average property price in June of 2015 was £145,937 but by June of 2016, this had risen to an average price of £204,958. On breaking these figures down, it appears that most of the change is attributed to semi-detached properties which have risen by to 52% in the past year to a level of £295,708. The same company says that all other property types experienced a fall in average prices, which means that some outliers may have impacted on the price of semi-detached properties, and the market as a whole. Transport and schooling options are favourable in Eccles
The transport option is one of the main reasons why Eccles life is of benefit to most people. The area first grew to prominence with the introduction of the Liverpool and Manchester, hailed as the first passenger railway in the world, and today, Eccles has benefited by being located on the Metrolink Light Rail System in Greater Manchester. This was completed in 2001 and with trams leaving for the city centre every 12 minutes, Eccles is connected to the city centre of Manchester in no time.
Another strong reason why Eccles is highly regarded comes with the schools that are on offer. St Patrick’s RC High School is deemed to be one of the best secondary schools in the country. Other highly recommended schooling options include New Park High School, Branwood Prepatory School, St Mary’s RC Primary School and Monton Green Primary School. There is also a highly regarded further education college option in Eccles College.
