With the ever increasing number of regulations applicable to our landlords, at VitalSpace, we are taking steps to ensure all our landlords paperwork is in place.
Gas Safety Regulations 1998
In accordance with the regulations, all landlords are obliged to ensure that all gas appliances and flues are maintained in a safe condition and are checked for safety at lease every twelve months by a suitably qualified engineer. Apart from the obvious safety implications, there are also criminal
penalties for landlords who do not comply. It is also advisable that the gas central heating boiler is serviced once a year.
Energy Performance Certificates 2018 (EPC)
An Energy Performance Certificate (EPC) rates the energy efficiency of a property and its carbon emissions and suggests ways to improve its energy efficiency. The EPC report containing any recommendations must be provided to the tenant(s) at the outset of any tenancy. On 1 April 2018, the law changed in England and Wales which means all landlords are legally required to ensure their rental properties reach a minimum EPC rating of E for all new tenancies.
A property cannot be marketed for rental without having a valid EPC. The EPC report is valid for a 10 year duration. VitalSpace can instruct an accredited Assessor to carry out an Energy performance assessment and produce an EPC on your behalf.

We have made arrangement with several Gas Safe engineers and after your gas safety inspection has been completed, our engineers can provide us with a digital copy of the Landlord Gas Safety Record, otherwise known as a gas safety certificate or ‘CP12’.
To comply with the current regulations, we will then provide a copy of the new gas safety certificate to your tenants.
